From first contact
to getting the keys.

Buying a home in the Netherlands can be complicated. That's why we've split the entire process into eleven clear steps, so you always know where you are, what is happening now and what comes next.

  1. First contact

    Get in touch by phone, e-mail or through our website. We briefly discuss your situation and wishes.

  2. Calculating your maximum mortgage

    We calculate how much you can borrow at most. That way you know in advance which price range to search in.

  3. Personal introduction

    We schedule a meeting to get to know each other and explain the whole procedure of buying a home in the Netherlands, step by step.

  4. Finding & viewing homes

    We help you search for suitable homes and schedule appointments for viewings.

  5. Making an offer & setting conditions

    Found a home you would like to buy? Together we decide on the amount of the offer and the accompanying conditions, such as financing, the transfer date and, if needed, a structural survey.

  6. Offer accepted

    Has your offer been accepted? Then we pass the required personal details on to the selling agent, so they can draw up the purchase agreement and share the draft with you and us.

  7. Applying for the mortgage

    We briefly discuss the choice of bank, the type of mortgage and the fixed-rate period. Then we request the interest rate offer.

  8. Checking & signing the purchase agreement

    We go through the draft purchase agreement together. We explain what it says and check the agreements that were made. Once everything is clear and agreed, the purchase agreement can be signed.

  9. Finalising the financing

    We help collect and submit all the documents the bank needs for the mortgage application. After that, we guide the process up to the binding mortgage offer and the bank's final approval.

  10. Insurance, energy & internet

    We help arrange suitable insurance and can assist with applying for, for example, an energy contract and internet for your new home.

  11. Final inspection & notary

    On the day of the transfer at the notary, we carry out the final inspection together. We check that the home is in the agreed condition and take the meter readings.

    Everything in order? Then we go to the notary together for a cup of coffee, a few signatures and, finally, what it is all about: the keys to your new home.

We keep you informed at every step. No radio silence, no surprises. Our workflow brings structure and transparency.

Direct contact

WhatsApp, phone, email. Whichever channel you prefer, that's the one we use. Usually a reply within one business day, often sooner.

Clear planning

For each phase you get a time estimate. What do we expect, and when? Which documents do you need at which point?

Confirmation

Every appointment, every document, every decision is confirmed in writing. That way you always know where you stand and stay in control of the process.

do we need from you?

Which documents we need depends on your work situation. You provide them through the appointment wizard or our secure upload portal; every document comes with a guide on how to get it (see also Downloads).

Permanent contract (or with letter of intent)
Employer's statement, recent payslip, UWV insurance report (verzekeringsbericht)
The wizard shows what is needed right away; the rest can be sent in later
Flexible contract (without letter of intent)
Annual income statements for the last 3 years, UWV insurance report, recent payslip
We then calculate your borrowing capacity based on your average income
Self-employed (zzp, sole trader, VOF or BV)
Income tax returns for the last 3 years
Self-employed for less than 3 years? Also include the annual income statements for the last 3 years

All documents are treated confidentially and used solely for your request. Once the process is complete, files are deleted in line with GDPR guidelines.
