Yes. Having no prior mortgage history in the Netherlands is not an obstacle. Your financing options mainly depend on your income and work situation: a permanent contract, or a fixed-term contract with an employer's declaration of intent to extend it indefinitely. In many cases we can also calculate your borrowing capacity based on your average income over the past three years, using annual income statements (jaaropgaven) or UWV data (verzekeringsbericht). We assess every situation individually, together with our mortgage partner.
A mortgage can cover up to 100% of the property's market value; the additional purchase costs (kosten koper) come out of your own funds, usually around €10,000 to €12,000. If, on the day of the notarial transfer, you are under 35, buying the home for yourself, the value is no more than €555,000 (the 2026 limit) and you have never used the starter's exemption before, you may be exempt from the 2% transfer tax. It does not have to be your first home: if you owned a property before but never used the exemption, you can still qualify if you meet the other conditions. If you use a starterslening, allow roughly €1,250 to €1,500 extra for SVn costs and the second mortgage deed at the notary. Before you buy, we calculate exactly how much of your own money you will need.
On average, there are three to six months between the first intro meeting and the handover of the keys. It depends on how quickly a suitable home is found and how fast the lender processes the application. We keep you updated on the timeline at every step.
